Job Overview Position Summary: This position is responsible for multi-site installation, repair, maintenance and problem resolution for a wide variety of facility systems and equipment related to office, laboratory and production operations. This position requires frequent application of principles involving mechanical, electrical, electronic, pneumatic and hydraulic energies as they relate to plant operation. This person will implement all aspects of a preventative maintenance program which minimizes equipment downtime and interruption of critical day-to-day operations.
This position also coordinates a wide range of employee services, including furniture installs and reconfigurations, moves, and service requests.
This individual will oversee operations involving contract janitorial services. Coordinate and supervise a wide variety of facility systems vendor work as required. Serve as the primary 24-hour response person for all types of facility related emergencies.
Essential Functions:
1. Implement and maintain an effective Preventative Maintenance (PM) system. . Schedule and carry out PM tasks including machine inspection, adjustment, lubrication and rebuilding. . Performs repair and maintenance to pumps, motors, fans, compressors, and chillers, as needed. . Write PM procedures based on equipment specs and manufacturer's recommendations. . Carry out work orders as assigned including but not limited to: carpentry, snow removal, build-out of modular office systems, maintaining DI water systems and other plumping problems. . Maintain PM records as required. . Fire suppression and alarm systems testing. . Provides backup for the Facilities Manager.
2. Troubleshoot and make repairs to equipment and related systems. . Analyze equipment problems and implement corrective action related to HVAC, plumbing, electrical, pneumatic and hydraulic systems. . Monitor and maintain specialized systems which support production cells, clean rooms and laboratory functions. . Carry out repair and replacement tasks in a safe manner. . Coordinate and supervise contractor repair work for extensive repairs which cannot be done with in-house resources. . Process work order requests from all departments relating to equipment adjustment, repair and installation.
3. Coordinate and supervise activities related to contract janitorial services and equipment vendor services. . May delegate work priorities to shift or peers when manager is not present. . Initiate communications with vendors and SJM Management which result in timely, cost-effective janitorial and equipment services. . Plan schedules for services which minimize disruption to the regular course of business. . Provide on site assistance and supervision to service providers during periods of staff shortage or after-hours jobs.
4. Serve as primary on-call responder for all types of facility emergencies. . On a 24 hour basis, respond to emergencies such as power outages, building fires, critical system breakdowns, security, medical emergencies, and hazardous materials. . Carry out tasks to restore facility operations including the coordination of outside contractor staff and emergency response agencies to minimize impact on regular facility operation.
5. Project Assistance. . Initiate project request using downtime information and building management matrix. . Provide support and background information to project engineer in the design, procurement, and installation phases while upgrading equipment or processes. . Provide leadership of projects when project engineer is unavailable.
Other Duties: . Support all Divisional initiatives as identified by divisional management and in support of Quality Management Systems (QMS), Environmental Management Systems (EMS), and other regulatory requirements.
Equipment: Utilizes a personal computer and a variety of standard office equipment including telephone, copier, fax, etc.
Physical Demands: Must be able to lift/carry and push/pull up to 50 pounds regularly and occasionally 50 - 100 pounds. May be required to use a ladder.
Qualifications: . Two-year degree or two years of Vo-Tech training in facilities maintenance, and ten plus years' related work experience. . Minimum five years' work experience with HVAC systems, air compressors, and steam sterilizers. . Ability to work independently. . Blueprint reading skills. . Good communication skills. . Basic personal computer skills as related to email, building automation systems, and computerized maintenance management systems. . Thorough knowledge of basic plumbing, electrical, pneumatic and hydraulic standards and procedures.
