Senior Facilities Technician
Position Summary The Sr. Facilities Technician will be responsible for the safe, efficient operation, and maintenance of the site’s HVAC systems, mechanical systems, with a heavy concentration on HVAC. Ensure equipment reliability is maintained at an acceptable level, and downtime is kept to a minimum. Coordinate, and oversee third party contractors. Principal Duties & Responsibilities: • Ensure proper operation and maintenance for all related Plumbing systems, HVAC systems, and Mechanical systems • Utilize and maintain Computerized Maintenance Management System (CMMS) for work orders, repairs, PM's, and inventory control • Schedule and coordinate contractors for repair and maintenance of assigned equipment • Coordinate and perform troubleshooting, preventive maintenance, repairs, and rounds on all related equipment • Actively support company and department commitment to safety excellence; Maintains safe work areas and equipment; Complies and promotes company safety policy, procedures, PPE, training, etc; Ensures safety culture and requirements are upheld by related contractors as well; Serves as primary member of building emergency response team; Ensures all work, including contract work, conforms to Instrumentation Laboratory’s, local, state and federal rules and regulations. • Maintains accurate records (documentation, preventative maintenance, work orders and procedures) for site HVAC, Mechanical, and Plumbing systems; Plans work, purchases materials, effectively communicates to execute work • Develops and implements appropriate procedures to ensure high reliability for HVAC, Mechanical, and Plumbing systems • Develop and maintain assigned Standard Operating Procedures (SOP) and Preventative Maintenance Procedures (PM) and documentation. • Provides input for integration options to existing facility systems; Works with design/installation teams to ensure proper coordination; Review specifications, installations to confirm compliance with deliverables, contract drawings, codes, and site standards ;Verifies acceptable documentation received from project closeouts; Coordinates and performs installations as required to support daily and project requirements. • Support facilities maintenance department during shutdown and tie-ins to building systems. • Coordinate work and repairs with all departments (e.g. Site Maintenance, Engineering and Building Operations, etc.) as required. • Performs other duties and responsibilities as assigned
Minimum Skills & Knowledge Requirements: • 10-15 years of industrial or commercial experience working with complex facilities equipment, preferably in a Medical Device, Food or Pharmaceutical environment • Strong computer skills required - Microsoft Office and Outlook • Strong oral and written communication skills • Demonstrated analytical and strong troubleshooting skills, excellent safe work habits • Must be able to analyze and interpret engineering drawings, wiring diagrams and schematics • Ability to read and understand construction documents including drawings, specifications, shop drawings, coordination drawings, submittals and O&M manuals. Ability to generate drawings in sketch format for system modifications or information transfer • Experience with Building Control Systems and Computerized Maintenance Management System (CMMS) • Strong knowledge of mechanical and electrical principles, shop techniques and the ability to use the tools of the trade • Organized work environment skills and good understanding of documentation requirements • Ability to work extended hours. This will include weekends, holidays and shutdowns to meet required project(s) schedule and workload • Must be able to be "on call" as required and carry a cell phone to respond to facility emergencies
